Mr. Piti Jarukamjorn, Deputy Managing Director of High-Rise Project Development and Project Strategy Management at Sansiri Public Company Limited (SIRI) revealed that BTS Group and Sansiri have jointly invested in developing condominium projects along the mass transit routes. Demand in the Saphanmai area has been growing at an average of 30% per year, with a peak growth of 77% in 2017. Additionally, the land prices in the Saphanmai area have been continuously increasing. According to a study by the Real Estate Information Center of the Government Housing Bank, the average growth rate of land prices along the Green Line (Kukot-Lamlukka) has increased by as much as 61.3% per year. Meanwhile, the resale prices of condominiums launched in the past 3-5 years in Saphanmai have also received a good response, with most being sold at higher prices, showing a Capital Gain of 3% per year. Rental prices are also performing well, with an average rental price of 9,000 – 20,000 baht, with a Yield of 5%,” Mr. Piti stated.
